Confirm all agreements are properly executed and ensure the move-in date and time are finalized.
Conduct a comprehensive move-in inspection with the tenant, providing both the owner and tenant with an electronic report (including still and 360-degree photos).
Property Management
Foster good tenant-owner relations through consistent communication and online access.
Coordinate repairs and maintenance with trusted contractors, or with the owner’s preferred contractors.
Conduct routine preventative maintenance, such as the annual smoke detector inspection in line with residential tenancy guidelines.
Perform periodic inspections at scheduled intervals, noting any issues requiring attention, including repairs, safety concerns, and lease violations.
Share inspection reports with owners.
Provide 24/7 emergency availability for tenants.
Deliver annual rent increase notices in compliance with the Residential Tenancy Act and the owner’s instructions.
If needed, assist with tenancy arbitration and related preparations as part of the management service.
End of Tenancy Process
Conduct a detailed move-out inspection with the tenant, documenting findings through 360-degree photos, and provide the owner with a report.
Assess any damage and acquire quotes for repairs, then work with the tenant to settle costs.
Arrange for necessary cleaning and repairs to prepare the property for the next tenant.
